The project would raze the existing 46,000-square-foot office building — deemed not historical by the Grand Rapids Historical Preservation Commission last year — and construct a four-story building with studio, one- and two-bedroom units. The new project would also include 115 parking spaces behind the building and on the northeast portion of the roughly two-acre lot.
The current building was built in 1956 and was used as a medical office. There are two other historic buildings on the site, which will be renovated and repurposed as a clubhouse for residents and service building.
Grand Rapids-based Concept Design is the architect on the project.
The plan has changed since the developer visited the historic commission in July 2016. Originally, the plan included 80 units in five buildings on the site.
Orion’s plans for the medium-density apartments are in line with a 25-page document created by the Heritage Hill Neighborhood Association regarding the redevelopment of the site.
Orion spokesperson Jason Wheeler said it’s important the firm remains flexible on the potential development of 50 College to remain in step with the desires of neighbors in Heritage Hill.
