Developer begins townhome project

Project Summary

Preserve Townhomes offers 42 upscale townhome units on a 5.3 acre site located on the southwest corner of 148th Avenue and M-104 in the Spring Lake community. The project broke ground in December 2019 and completed less than a year later in November 2020.

These two and three-bedroom townhomes feature custom kitchens, patios/balconies, open floor plans, high-end finishes, fireplaces, and attached garages.  There are 11 buildings on site in 4-plex layouts. 2 and 3 bedroom townhomes range in size from 1,100-1,550 sq. ft. and will have high-end appointments (fireplaces, patios/balconies, custom kitchens).

These are similar in design and finish selections to that of previous townhomes built by Orion Construction, including Knoll Townhomes of Ada, Hanover Townhomes in Caledonia and Michigan Meadows in Grand Rapids; all of which are a continuation of the townhome partnership with PURE Real Estate Management and Wheeler Development Group.

Similar to previous townhome projects, Orion created a site logistics and sequencing plan that allowed early occupancy for tenants who wanted to move in prior to completion of the development.  With added emphasis on safety, wayfinding signage and construction gates, early occupancy allowed developers to begin cashflowing the project prior closing out the project.
