The Reserve Flats residential community welcomes first tenants as construction continues

The Granger Group (Granger) recently welcomed their first tenants to a new multifamily development called The Reserve Flats.  The 138-unit community is being built by Grand Rapids-based contractor, Orion Construction (Orion) and features 26 condo-style apartments ranging from three to eight-unit buildings. Spread over 22 acres, the project is being constructed in three phases, with the first phase delivering 15 units with two and three-bedroom floor plans.

The Reserve Flats is located on Wilson Avenue SW, a half-mile north of M-6 and two miles south of RiverTown Crossings mall, providing easy access to major travel corridors and a less than five-minute drive to popular restaurants and shopping experiences. The community offers walking trails and a clubhouse with multiple sport courts, and is surrounded by natural landscapes.

“Residents really appreciate a quiet and spacious setting where they can stretch their legs or walk their dog within the neighborhood, while also having the convenience of a short commute to work and plenty of dining and shopping options nearby,” said Angela Brookins, Granger’s director of investment property management. “Reserve Flats provides that comfortable environment, as well as condo-style apartments with spacious floorplans and attached garages.”

The Flats feature a variety of zero-step two-bedroom, two bathroom and three-bedroom, three-bathroom floorplans, ranging between 1400 and 1700 square feet. Each unit has a two-car attached garage along with a dedicated driveway and a covered porch at the main entrance.  Inside, residents will enjoy stainless steel appliances, granite countertops, large kitchen island, full-size washer and dryer, and walk-in closets.

“Granger is focused on building strong, vibrant communities and The Reserve is another example of the level of quality we expect to deliver in the communities we invest in together,” said Jason Granger, who oversees strategic investment initiatives for Granger.  

While referencing Kent County’s 2021 study that projects a nearly 9,000 unit deficit to be filled by 2025, Granger said, “We set out to build a development that provides quality housing options for the City of Wyoming while also serving a greater Grand Rapids area that desperately needs additional housing now more than ever.”

Orion Construction broke ground on the project’s first phase in August of 2021, working quickly to get earthwork and foundations under way in order to have units available for move-in only a few months later.

“We know how important it is to get units ready to show and lease early in these larger residential developments,” said Orion’s Vice President of Construction Jeff Smigielski.  “We put a lot of emphasis on the sequencing of our schedule and getting materials and manpower here on time to keep the project running smoothly.”

Orion has seven buildings and 32 units enclosed as they continue to work through the winter elements; they plan to have the project completed by fall of this year.
