Orion Construction, in partnership with SW Real Estate Investment, have broken ground on the new Breton Meadows apartment project at 4325 Breton Road SE in Grand Rapids, where they are demolishing a former Family Fair grocery store and replacing it with seven three-story buildings containing 168 mixed-income apartments.
Orion is currently in the process of demolishing the shuttered Family Fare. Demolition is expected to be complete by the end of the year, after which work to prep the site for construction is set to begin.
The new Breton Meadows complex will feature 84 one-bedroom and 84 two-bedroom apartments across seven three-story buildings with 24 units each. The apartments will feature quartz countertops, stainless steel appliances, high-quality cabinets, in-unit laundry, and private patios or balconies. The development will also feature a community clubhouse, fitness center, outdoor dog park, a grilling area, EV charging stations and more.
The housing is expected to be complete within the first half of 2027.
Once open, the buildings will contain a nearly even split of income-restricted and market-rate apartments. The income-restricted units will be priced at levels that are affordable for households earning between 95% and 100% of Kent County’s Area Median Income.
“From the early planning stages to the start of construction, this project reflects thoughtful design, strong collaboration and a shared commitment to addressing the region’s housing needs,” Brad Walsh, president of Orion Construction, told MLive. “Transforming an underutilized site into high-quality, attainable housing is the kind of work that strengthens neighborhoods and expands opportunities for families.”
