Project Description

Garfield Park Lofts is a 36-unit workforce housing project in the Garfield Park neighbourhood of Grand Rapids, Michigan. Co-developers LINC UP, Dwelling Place, and Orion Real Estate Solutions utilized public-private partnerships such as a low-income housing tax credit with the Michigan State Housing Development Authority to help finance the project. Construction of the three-story building began following the abatement and removal of a church that sat vacant on the site for five years.

The 45,000 sq ft development created 36 apartments within a three-story building. There are 34 two-bedroom units and 2 three-bedroom units. Sidewalk improvements along Burton Street were also included to make the area more pedestrian friendly.

The project is LEED Silver certified and employed over 30% of the jobs manpower with local, small business contractors (City of Grand Rapids Section 3). Garfield Park Lofts is the first new commercial construction project for that area in the last 30 years.
