Project Description

With the demand for downtown apartments on the rise, the owner and manager of McKay Tower looked to renovate some underutilized space within their building. Over the course of six months, Orion carefully deconstructed the 16th floor of their historic occupied building to make way for three new luxury apartment units located in the heart of downtown Grand Rapids, Michigan.

Each of the three 700 sq ft, one-bedroom apartment units were outfitted with high-end kitchen and bathroom finishes, hardwood flooring, a full-size washer and dryer, and large picture windows for an abundance of natural light and panoramic views of the downtown cityscape. Two of the units have their own 200 sq ft outdoor patio deck.

Aside from the challenges of working on a building over 100 years old, Orion made added considerations to ensure a successful renovation. With no freight elevator or potential for a trash chute, material handling was coordinated during low-traffic times. Additional wayfinding and caution signage and communications were placed and distributed to building tenants as a courtesy.
