Project Description
Originally constructed in the 1960s as a 12-story commercial office tower in downtown Grand Rapids, Residences at 111 Lyon underwent a high-rise adaptive reuse led by Orion Construction. Orion converted seven floors of former office space into 140 modern one- and two-bedroom apartments. Navigating complex urban logistics and vertical site constraints, Orion completed extensive selective demolition, elevator modernizations, and large-scale mechanical system upgrades—including a full replacement of the mechanical penthouse equipment. Orion delivered a high-performance, system-wide residential transformation that introduces new housing stock and revitalizes a prominent downtown asset.
