A 72-unit suburban townhouse project is now complete and almost fully leased.

Grand Rapids-based Orion Real Estate Solutions has completed The Knoll Townhomes of Ada, at 1040 Spaulding Ave. SE.

“This was a challenging but rewarding project for our crews,” said Roger Rehkopf, president, Orion Construction.

“We worked through a very rough winter, only to be hit with spring rains that didn’t let up through our final stage of construction. Thanks to our subcontractors and team, we were able to deliver The Knoll on time and on budget, despite having these issues.”

The $15-million townhouse community features 16 four-plex and six-plex buildings and a variety of floor plans.

Two-bedroom townhouses feature an attached one-stall garage. Three-bedroom units have an attached two-stall garage. All units have 2.5 bathrooms and private entrances into the units. Both daylight and walkout basement options are available. Units range in size from 1,400-1,500 square feet.

Amenities include granite countertops throughout, stainless-steel GE appliances with a gas range, washer and dryer, white shaker-style cabinets in kitchens and soft-gray cabinets in baths. Each unit features high-end finishes and flooring, and the design incorporates “ample storage.”

The Knoll is located in the Forest Hills Public Schools district, along the newly paved White Pine Trail, and a roughly five-minute drive from Ada Village.

There are already more than 60 residents living at The Knoll, according to PURE Real Estate Management. PURE anticipates The Knoll will be fully leased by the end of the year. There are under 20 two- and three-bedroom units remaining.

Progressive AE served as the project’s architect. Grand Rapids-based Orion Construction was the general contractor, and Nederveld was contracted as the site engineer. Cusp Group Interior Design also worked the project.

PURE Real Estate Management is the community’s property manager.

First National Bank of Michigan provided financing.
