A $10-million “boutique” hotel is in the works for a Grand Rapids suburb.

Grand Rapids-based Orion Real Estate Solutions plans to build Hotel Rose in downtown Rockford, at 12 S. Main St., according to Orion today.

Orion is finalizing blueprints and closing on the half acre for the site.

The project is expected to begin this fall and open in fall 2020.

The completed hotel is expected to create 80 jobs.

The three-story hotel would include 54 rooms and suites on the second and third floors. The ground floor would feature an indoor pool, fitness center, 170-seat banquet room, parlor and lobby bar.

The hotel would also feature a locally owned restaurant themed around the history and landmarks of Rockford.

A “turn-of-the-century” front porch would include circa 1900s wooden tables, chain-hung chandeliers and rocking chairs.

Curbside drop-off, designated parking and bike storage for guests and pedestrians are also included in the plan.

Orion is the owner of the Hotel Rose project.

“Our team has researched and experienced some of the finest boutique hotels in the world,” said John Wheeler, president, Orion Real Estate Solutions. “Everything from the staff to the amenities and appointments to furniture has been designed with intent. When you arrive, your shoulders will drop, your mind will clear and you’ll see that Hotel Rose is an experience, not just a hotel.”

Grand Rapids-based Ghafari/Concept Design is the architect and designer.

Orion Construction is the contractor on the project.

AHC+Hospitality will be the hotel manager.

“The design complements the upscale pedestrian tradition of the existing streetscape,” said Michael Lubbers, director of design, Ghafari/Concept Design. “Incorporating contextual detail of its neighboring structures, the appearance is a nod to the natural small-town charm.”
