Project Summary

Located in the heart of downtown Grand Rapid's business district, the Warner Building is a 15-story mixed-use tower that is directly adjacent to a 12-story Hyatt Place hotel that Orion Construction is completing in tandem with one another.  The Warner Building is comprised of Class A office space, retail and restaurant space, and a 7-story parking deck.  As the name suggests, law firm Warner Norcross & Judd will occupy a majority of the building as it's anchor tenant, along with Chemical Bank and their West Michigan headquarters.

Through the Pre-Construction and Development of the Warner Building, Orion Real Estate Solutions was able to capture Brownfield and DDA Tax Increment Financing incentives.

Due to the otherwise tight quarters and high pedestrian traffic, the 140/150 Ottawa construction site has been given very careful thought and consideration in order to ensure safe, clean, and respectful progress throughout the construction schedule.

Generally, this part of downtown has been office-serving uses for the last three or four decades. This is part of that transition to becoming a true 18-hour city where we are going to be able to feel the vibrancy of something like the Ionia (Avenue) corridor around the (Van Andel Arena) and here in the core of downtown as well
