On Sept. 30, Orion Construction, in partnership with Renovare Development and Harbor Habitat for Humanity, officially broke ground on Project T, a new multi-family, multi-use housing development designed to bring affordable, energy-efficient homes to the Benton Harbor community.
Located at 960 Agard Street, the development will feature 14 buildings comprised of 28 duplex units, including six three-bedroom and 22 two-bedroom homes. Designed by Barry Polzin Architecture, Project T will total 34,130 square feet, with 6 units being constructed to Zero Energy Ready standards through a Build Better with Whirlpool grant– ensuring long-term sustainability, lower utility costs, and healthier living environments for future residents.
The project focuses on the area’s “Missing Middle” individuals, those families whose earnings are between 60% -120% percent of the area median income (AMI). Project T underscores Harbor Habitat for Humanity’s commitment to building strength, stability, and self-reliance through shelter.

The $8.1 million project has an estimated 12-month construction timeline.
