Project Summary

The Exchange is a 15-story, 345,000 square foot mixed-use building in the heart of downtown Kalamazoo, Michigan. The $52 million development broke ground in the spring of 2017 and was completed in time for residential tenants to start moving in by its completion in fall of 2019.

Occupying floors 8-14 are 133 market-rate apartments units including a variety of studios, one bedroom and two-bedroom floor plans.  Residents enjoy onsite amenities such as high-end kitchen and bath finishes, full size, in-unit washer and dryer, rooftop terraces and green area, on-site fitness center, and 289 enclosed on-site parking (floors 2-6).

60,000 square feet of commercial space occupies floors 2, 7 and 15, including 6,500 square feet of retail space on the ground floor.  Chemical Bank occupies 4,200 square feet of their Branch Retail Banking Services on the main floor, as well as 6,800 square feet of Corporate Level Offices on the second floor, for a total of 11,000 sq ft.  On the 7th floor, there is almost 27,000 square feet of space that overlooks downtown Kalamazoo. The 15th floor penthouse will boast rooftop terraces and 15,000 square feet of premium commercial space with the most striking views available in Kalamazoo.

Orion Construction of Grand Rapids is the construction manager and general contractor for the project. Orion was chosen, Taylor said, because of its experience with about a dozen similar projects over the last few years, and because it was the most cost-competitive.
